Strand Market Update: Year-over-year Strand Sales Continues to Build Momentum

Strand at Headlands total sales topped $150 million in 2016 and have exceeded $82 million in the first seven months of 2017. Orange County’s final, and newest oceanfront community, The Strand at Headlands, continues to enjoy record sales — a recent oceanfront homesite recently closed escrow at $12 million followed by another oceanfront Strand property that sold for just under $12 million.
With only eight custom homesites remaining at The Strand, its record-breaking sales can be attributed to the law supply and demand — custom homesites outside The Strand in oceanfront private gated communities in Dana Point and Laguna Beach are almost nonexistent.

Sales Surge at The Strand in January

The Strand at Headlands in Dana Point has earned bragging rights for selling more than $54 million in luxury homesites and homes in January. The new sales include an oceanfront Hamptons-inspired Cape Cod that closed escrow on January 14th for just shy of $20 million and seven ocean view homesites. One wealth manager, and Strand owner, attributed the surge in new sales to the recent correction in the stock market and the shift from equities to hard assets.

The Strand’s Director of Sales Jeff Golden, who has more than 30 years in luxury land and new home sales, credits this extreme uptick in Strand sales to a very simple supply-and-demand economic principle. “The Strand is the best kept secret in Orange County. There’s nothing like The Strand anywhere along the Southern California Coast,” said Golden. “As people start to discover or rediscover The Strand, they start to understand The Strand’s tremendous value and the scarcity of large vacant oceanfront homesites in a new beach front community. The Strand at Headlands continues to break sales records with the recent sale of a $13.5 million Hampton-style home located in Orange County’s final beachfront community. The Strand at Headlands, Southern California’s final beachfront community, enjoyed a robust first half of 2015 with more than $70 million in sales

Sales included 11 panoramic ocean view homesites and two custom homes. One of the homes, a soft contemporary located on the 2nd row in the North Strand, broke Orange County records for the highest price-per-square-foot home not located on the oceanfront. The family who purchased the Chris Light designed home is from Australia and divide their time between Dana Point and Australia.

Buyers from Minnesota purchased the second home to sell this year at the Strand. The craftsman-styled beach home designed by Bob White, and located in the South Strand, sold for just under $6 million. The family searched the Southern California coast for their dream beach house and finally found it at the Strand.

Nine North Strand homesites and two South Strand homesites also sold. Two of the recent buyers were existing Strand homeowners, who bought a homesite and built, and now are building again, confirming the Strand’s excellent value.

The recent buyers said that they appreciated the Strand’s easy access to the Ritz-Carlton and St. Regis Resorts, Monarch Links Golf Course and its oceanfront private beach club, with its lounge, beachside pool & spa and state-of-the-art fitness center.

The Strand is set on 121 acres with miles of coastal trails and five coastal parks including its 32-acre Conservation Park.

Dataquick is reporting a marked increase in home sale activity throughout Orange County. Sales in all Beach towns were up 37% compared to a year ago.
